One Price

The way the buyers know exactly what the vendors are wanting for their property and can make an offer anytime and negotiate to achieve an acceptable price that both parties agree to.

 

Price Range Selling

This method of selling is to achieve the maximum price for a given property, replacing the traditional system of buyers negotiating downwards from the advertised price. Setting a price range means the market will set the price.

 

Auctions

Auctions are unique in that they put all the buyers together in one place for a one time opportunity. Buyers compete with one another to determine the maximum that will be paid. A good auctioneer encourages buying decisions within the available time frame ensuring the maximum price is reached, negating delays or complex negotiations. There are plenty of safeguards including a predetermined reserve price. At the end of a successful auction, a signed contract and 10% deposit is exchanged.

 

Tender / Silent Auction

The tender or ‘silent auction’ sees prospective buyers delivering written tenders to Urban Studio Properties office before a specified close-off date. The seller can then study the tenders in private and decide which (if any) to accept. Tenders are more flexible in that they allow for conditional offers also with the Tender.

  • Makes buyers act quickly because of the time frame in place

 

When marketing a property at a fixed price, buyers negotiate to reduce the price – the opposite happens when the price is removed, competitive bidding brings the price up.

 

 

LISTING YOUR PROPERTY

We recommend an exclusive listing for a period of 90 days. This will ensure you get maximum service and exposure plus commitment from all the sales consultants in the office. It also gives us the control we need in maintaining our commitment and marketing for your property.

 

 

ADVERTISING AND MARKETING

We arrange photographers who use the best digital technology ensuring your property is shown at its very best. This way the advertising reflects the mood and individual character of the home. We ensure that the copy for our advertisements reflects the individual nature of each property, accentuating through pertinent copy to attract its target market. We believe the quality of the message is vital to make your home stand out from the rest.

Payment of advertising is required at the time of booking. Vendor contribution to advertising is agreed upon at the time of listing the property. Various payment options and methods are available.

 

 

NEWSPAPER ADVERTISING

Newspaper advertising has long been the recognised media for advertising properties. The Taranaki Daily News and The Taranaki Property Press are used extensively for our properties.

  

 

SIGN

The signage is necessary as potential buyers will be driving past the property and this will entice them to contact us for more information and result in inspection.

Internet advertising has become a crucial media as more people are using the internet globally. Your property will be advertised on 3 websites including:

OPEN HOMES

People can really imagine themselves owning a home when they visit a well managed open home. The weekends are often the only time couples can view a home together. We believe this is an important part of marketing program for your property.

 

 

BROCHURES

We prepare individual booklets on every property to assist in the marketing. It is a tangible reminder given out at appointments and Open Homes to buyers inspecting the property. These brochures include all legal details (as well as a copy of the title and aerial photos where necessary), internal photos and rates information. These brochures look smart and are very presentable.

 

 

DATABASING

An up to date database is a very important and valuable tool in the marketing of your property. We keep in constant contact with our database of buyers either by phone or email. The response from prospective buyers from this direct approach is positive and the results are proven in our successful sales.

 

 

ENQUIRY SYSTEM

A ‘follow up’ of buyers is a very important aspect of our role as your Sales Consultant and this is something we pay particular attention to. Everyone that views your property is recorded on our database and through this we can ensure their interest is registered and we can maintain contact throughout the marketing of your home.

 

 

VENDOR FEEDBACK

A weekly report on your property detailing what comments and action prospective clients relayed to us will be forwarded to you, although we will be in touch via phone or email with updates on a regular basis. We also attach printouts of ‘hits’ from the Open2view website and periodically from other websites. From time to time, you will receive print outs of what is happening in the market which may be relevant to your property.
